Please find below our standard Booking TERMS & CONDITIONS - we supply a copy of these to you upon confirmation of booking.

  1. The Hirer warrants that the subjects let are to be used for the purposes of a holiday and so accepts that the letting is a holiday let to which Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 apply, namely, "a tenancy the purpose of which is to confer on the tenant the right to occupy the house for a holiday."
  2. A contract of booking is made when we have received your booking details and the reservation deposit and we have confirmed the booking to you.
  3. The Hirer shall not sub-let the premises or any part thereof.
  4. The number of people occupying the premises shall not exceed the number stated for the premises.
  5. The Hirer accepts that smoking is NOT permitted under any circumstances in the apartment and that if evidence of smoking is found in the apartment, the Lessor reserves the right to make additional cleaning charges of £100 to the Hirer.
  6. The Hirer binds and is obliged to vacate the hired premises without demand at the termination of the period of hire.
  7. The Hirer binds and obliges him/herself to pay to the Lessor (McGregor Properties) in respect of any loss or damage beyond fair wear and tear.
  8. The Hirer shall, at all times, keep the hired premises in a clean and tidy condition and leave them in this way. A charge may apply for an unreasonable amount of cleaning at the termination of hire. McGregor Properties will provide a checklist for the Hirer which details what is required on departure.
  9. The Hirer shall undertake to prevent any member of their party from causing a nuisance or disturbance to other residents or occupiers.
  10. The Hirer undertakes to leave the hired premises secure if left unoccupied during the period of let.
  11. The Hirer undertakes to permit the owners and their agents reasonable access to the property.
  12. Cancellation
    In the event of cancellation a full refund will given, less a £25 administration charge, where we are able to re-let your requested dates. However, when this cannot be achieved the following terms and charges will apply -
    a.  6 months prior to arrival – full refund
    b.  6 months - 60 days (or more) – 25% or minimum £75 deposit charge.
    c . 29-59 days – 50% of full amount.
    d. 28 days or less – full rental fee.
  13. In the event of McGregor Properties cancelling the booking, a full refund of all monies will be given.
  14. The lessor may treat the booking as cancelled if the balance of the hire fee is not received by the period specified in the booking confirmation (usually 28 days prior to arrival date). Every effort will be made to re-let the property and a refund given, as in clause 11 above.
  15. Check-in times. The Hirer MUST advise McGregor Properties of arrival time at least 48 hours in advance of checking-in.  There is no-one onsite at other times.  The Hirer accepts that they may have to go to another location to pick up keys if the Lessor does not know in advance when the Hirer is arriving.
  16. The Hirer undertakes to relieve the Lessor from any liability for damage or injury however caused by any member of their party.
  17. The Lessor, their agents or employees, accept no responsibility for loss, injury or damage to any member of the Hirer’s party or their property, howsoever caused, arising in any manner out of the let of the premises.
  18. Insurance.  It is always advisable to have good travel insurance that will cover you for any eventuality during the period of your holiday. We are not liable to our guests or members of our guests' party for any loss or damage to any belongings of theirs or any of their visitors. Nor are we responsible for acts of negligence or wilful damage caused to the guest, any member of his/her party or visitor, by any other person(s).
  19. Some little rules. Cairnryan is a non-smoking property. There is plenty of space outside to smoke and, since the Scottish Government introduced the smoking ban in public places such as bars, restaurants and cafes, it has become very acceptable and for some a refreshing and pleasant change.
  20. We are aware that small breakages do happen like the odd broken glass for example. However, please respect the condition of the houses, their contents and gardens and leave them as you found them – in one piece, neat and tidy. As way of helping us and you with this, we request a £100 cash/cheque deposit on your arrival. This will be returned on your departure provided the accommodation has been left in a satisfactory state. If there are any serious damage or breakages during your stay please inform us as soon as possible.
  21. There are other people living near to you. Please respect their privacy and do not become a nuisance.
